What Should Homeowners Know About Their Roof?-  When selling your home you will be asked about the roof when you fill out the Sellers Disclosure Statement.  Even though your roof is insured, when selling, the insurance company for the buyer will look at how many layers.  It is against the law to install a roof over another roof.  That means that you can't put one layer over another.  We do not recommend using 3/8 inch plywood for your decking and also be careful about what types of clips are used.  There are many in the roofing business that shouldn't be.  There is no licensing for roofing.  Anyone can be a roofer.  Many can be dishonest and tell you one thing and do another.  Make sure you get a good roofer with knowledge, experience, and good reputation.  As a buyer or seller, consider the age of the roof.  Many insurance companies won't insure a home with a roof over a certain number of years.    With extremes in Tulsa, OK. weather, the life cycle of roofs will shorten.

Make sure your roof can breathe
.  Even if you have soffit vents, take a leaf blower and spray them from the underneath side.  That will blow dirt and insulation out of them and allow your roof to breathe.  This saves you money and lengthens the life of your roof.

Condominium Financing-  Financing a condo is a little different.  It can require a little more down-payment and the premium might be higher.  Many condos aren't managed or maintained properly.  Most association don't cover anything from the walls inside.  Because of these things, mortgage companies have special requirements.  Associations do usually hold a insurance policy to cover the exterior but there is no coverage for the interior.  That is the requirement of the homeowner and will be required by the lender.
