The topics on this show include: Ken Yazel- Tulsa Counter Assessor- will discuss Tulsa County Tax Increases; Karen Heston with BOK discusses Tulsa OK Mortgage; Things that Make You Go Hmm with Tedford Insurance
Ken Yazel discusses HB 1992- Statewide issue that allows county, city, school districts to transfer unused moneys into sinking funds. Basically, they will make money available to spend that would not have been available to spend. These are unreserved funds. Once the money is spent, the next year we have to replace the money which means that the money is likely to be raised through a tax increase. This option of opening up those funds looks good to man. What others are considering though are the consequences of passing this bill.

Stop My Tulsa Foreclosure- A short sale is when the market won't support what you owe on a property. The decision to do a short sale is up the the lender. In the situation of a short sale, it is important to find an agent that has experience in short sales and how to work with the bank and others involved. There is lots of paperwork involved with these processes. Although the time table can be lengthy sometimes, buyers will sometimes wait in line for these properties because they will get a good deal and like the property.

Tulsa OK Depreciation Recovery- There are provisions in the insurance contract that many people don't understand. People will come to me saying that they are not getting the full value of the loss. There is depreciation considered when it comes to loss. I call this the walk-away provision. The insurance company will give you money based on the value of the claim less depreciation and deductible. This is what you can walk away with without can further issues. If you decide to replace the item, that is when depreciation recovery comes into play. Keep in mind these things when you purchase insurance on your property. If you buy insurance for the $35,000 you paid for the property versus the $100,000 that it is worth, your insurance will reflect that and you will not get the coverage you need.
