What is Junior Achievement? The Junior Achievement program, the Biztown program, give kids the opportunity to go in and run a business. This includes balancing a checkbook, reading utility meters and paying bills, managing credit cards, buying supplies, selling and running the business. This program helps kids know how to handle themselves and their finances and gives them confidence in being able to do this for themself. The JA program starts with young kids in elementary and goes into high school. JA needs volunteers to teach classes. You receive all the information and lesson plans. What is the Statute of Frauds? The Statute of Frauds is the specific statute that says that in order for a real estate contract to be valid it must be in writing. Contracts that are not in writing are not enforceable. The parties must be consentual, be able to enter into a contract, and must give something to get something (or proper consideration). With a power of attorney, you must have specific power of attorney for real estate in order to do contracts on someone else's behalf. The liability falls on the person that accepts a power of attorney.
Taxes on Insurance? The average consumer will be dealing with an insurance company that is admitted into the state of Oklahoma (they have paid for the privilege of working in this state and have oversight by the insurance commission). There are taxes being paid on our insurance. The insurance company pays taxes and then passes the taxes on to the client. In many cases the taxes are built into the rate but with some carriers, they are not admitted in Oklahoma which means that they are not being overseen by the commission. What happens if I pay my rent but the property is being foreclosed on? Do I have any recourse?
You have to evaluate your situation. It happens more often if the house is owned by an out of state owner. You will need to find a new place to live and find out how long you have to find a new place. Part of this you can find out in your contract. You might be able to recover money lost from the property owner. If there is fraud in an agreement then you can possibly sue the individual, even when the contract might be with a business. Even if the landlord doesn't pay his rent, you still need to pay your rent. It is his responsibility to pay his mortgage. When the owner of the home is foreclosed upon, he may have the opportunity to buy the house out of foreclosure. If you end of in court you always want to be the one who is fulfilling their obligations. IF you are renting beware of how much you pay up front. If you are paying monthly then you will be in a better position than if you paid several months up front.
