Remodel or Sell As-Is-  Should you remodel your Tulsa area home or sell it as-is?  When considering that issue consider several factors...  How out-dated is your home?  Will upgrading your home increase the property value?  Will selling it as-is cause your property to sell as a lower price?  What are other homes in the area selling for?  What upgrades and features do homes in your area have?  Your Realtor can help you determine what features other homes in the area consider pretty basic features and upgrades.  You want to remember not to spend too much upgrading or remodeling because you can over-improve your home. 

Average Time for a Tulsa Home on the Market??  The average time on the market is around 70 days.  For a luxury homeowner, the home can be on the market for years.  For lower price ranges, the home is likely to sell more quickly.  Selling time varies on many factors though so keep that in mind when looking at these statistics.  The statistics you see online are just an average and won't show the various factors that are included in the selling time.

What to do When a Water Line Breaks-    Water lines can break in your home.  It may be a water line from the ice maker or from water line freezes during the Winter and early Spring.  This is happening frequently now.  It can be as small as a pin hole leak in the plastic ice-maker tubing or a valve.  For insurance claims, the valve or tubing isn't covered in the policy but the damage it has done is covered.  In cases such as this, to minimize the damage- stop the leak or turn off the water, get fans out to begin drying out the wet area, pull up carpet, use a wet-vac if you have one.  They key is to minimize the damage done.  Don't delay in taking care of this type of problem  Mold is not covered under insurance because it takes time to develop and isn't considered sudden and accidental.  It is more of a maintenance issue.  Mold can cause you lots of money to clean up and can cause health problems.

Exterminating Wolf Spiders in Tulsa   Wolf Spiders are hairy spiders. The females are carrying their abdomen right now.  When you go to step on them or spray them, the babies will all run off.  They can be scarey looking when this happens.  Females only carry their babies on their abdomen for about 1 week.  Wolf Spiders are after other bugs and insects.  There are treatments for many types of pests.  A perimeter pest control is great this time of year because it will help keep the number down for next year.  Keep cracks sealed in your home.  Glue boards are a great way to take care of small pests.  Put the glue boards in an out of the way and hidden.  They can go in the closets, under the bed and in other areas where pests are likely to be found.    When treating your home, during warmer weather- treat your home monthly because the treatment breaks down a little bit faster.  Use granular during wet weather because the granules break down into the soil during wet weather.  Sprays will just wash away.  The key is to create a repellant and an invisible barrier to keep pests out.  Inside we want to kill pests.
