What is CASA? Court Appointed Special Advocates are volunteers that go through training so that they can go to the court to speak on behalf of the children in the states custody. There are 1500 kids in custody in Oklahoma. They talk to all parties involved, including the child, and speak on behalf of the child. They are not involved in daily care. They come in and talk to teachers, attorneys foster parents, partents, the child, and others to help determine what is best for the child. They understand what is going to happen later in life because of the decisions made today. Negative Equity in Oklahoma- Oklahoma ranks #1 in states with the least number of homeowners with negative equity in their home. Years ago many people were getting 2nd and 3rd mortgages on their property. This is a problem especially when you want to sell your property because you can't sell unless you have cash on hand to pay the overage. When this is the case, homeowners shouldn't expect their property to sell for what you have into it. It will only sell for what it is worth. That may be more than you owe or less than you owe. It is really important when you buy a home that you are making a wise decision. A good Realtor will show you homes you like but also comparable properties and give you information that will help you decide what a good sales price will be. Not having a knowledgeable and experienced Realtor can cause you to have negative equity as soon as you buy a home.
New Square Footage Data- You might start running into brokers and agents that won't tell you the square footage. That is because they are being sued because the square footage of a property is listed incorrectly. Often Realtors use the courthouse square footage however the courts are still upholding lawsuits against them when the buyer finds the square footage is incorrect. Many agents are deciding not to give the information in order to protect themselves
