Will the time it takes to close on the sale of my property be changing due to the HVCC? Sometimes title problems, mortgage approval problems, or a back up in the appraisal process may cause a lengthier closing process. The Home Valuation Code of Conduct is a newer legistlation that has caused an increase in the cost to borrowers for the appraisal on their home purchase. Many factors can cause a delay in the closing process.

What is the new buyers tax credit and who can use this credit? The tax credit is available for first time home buyers who close on their home purchase after April, 8, 2008 but before December 1, 2009. The property must be the buyers principal residence. This credit will either decrease your tax bill or increase your tax refund. Buyers can actually pay no tax and still get a refund. This credit is fully refundable.

Is it OK to add an addition on to my home during today's economy? Yes, but keep in mind that you do not want to overimprove for your neighborhood. Be prepared if you want to add on to your home but the value of your home will be higher than other homes in your neighborhood. If this happens, you will not get the value out of your home that you spent on the addition.

How much should I plan to negotiate when buying or selling a home? The average you should plan to negotiate is 3-5%. Keep in mind where the market is in your area. Home sellers need to make sure that their home is priced at a relevant price for today's market. Home sellers can also pretend to be a home buyer when pricing and preparing their home for sale. Take steps to prepare and price your home in this manner and you might avoid many issues or disappointments later.

How do I exterminate beetles? There are 42,000 types of hard shell beetles. Approximately, 4200 are in the Tulsa, Oklahoma area. They do eat many undesirable things, however can be pests. They will eat spiders and other insects. Many people will think they have roaches when they are in fact a type of beetle.
