Building Credit for a Home Purchase- I get calls all the time with people who have issues with their credit and it is affecting their ability to borrow money. In some cases, it is a problem that someone else caused. A Bankruptcy stays on your credit report stays on their for 10 years. You have a right to ask them to change things that are incorrect. But they are also required to report the credit accurately. For those that have had credit problems, there is a time period that will allow those things to expire from your credit report. Start establishing good habits to rebuild your credit.
Repay your debt as quickly as possible. Negative entries will typically start on your credit as early as 30 days late.
Avoid being 30 or more days late. Pay on time.
Don't incur late fees or penalties. That can cause a snow ball affect which will increase what you have to pay.
Fires and Insurance- As the weather turns very cold in the Fall and Winter seasons, we will typically see fires. People will do something that is not exactly safe, in order to heat up a room. People will leave a hair dryer running or turn the oven on and leave the door open. With gas logs even, they need to be cleaned out. Dust can accumulate and can cause a fire in your chimney. Have your chimney cleaned regularly. Be careful with Christmas lights on a real Christmas tree. As the tree dries out, the chances of a fire increase. Be careful and think things through. A fire is devastating and causes so much loss. Also, review your fire plan at home. Have a plan and have a rehearsal with your family. Have your kids practice. They way an insurance policy is drafted- they give you the coverage, they take some away, and they give you some back. It is difficult to read an insurance contract. Some policies are based more on exclusions and other that are based on inclusions. Make sure you know which type of policy you have.

What is the process for a Non-Qualifying Assumption- These no longer exist. If you attempt to do this and try to take title, you are basically breaking the law. It takes approximately 300 days in Oklahoma until the homeowners must be out of the home. Short sales can often be a good way to avoid foreclosure. With a short sale, the property may be worth $200,000 but the cost to pay it off with fees and extra charges is $210,000. The means the home is worth less than what is owed. Although a Non-Qualifying Assumption doesn't exist a Qualifying Assumption does exist.
Stopping Oklahoma Foreclosures- Those who avoid foreclosure will have their credit repaired much sooner than those that go through foreclosure. Often, when your mortgage company and Realtor work out a short sale approval, the length of time you can be in the home will lengthen. Exterminating Termites- Termites work year round. They don't quit eating because it is cold. They will not be swarming when it is cold but they will still damage your property. They can often be underneath your home. The Sentricon system goes along the outside of the house and will eliminate the termite colonies. For all your Tulsa OK termite extermination needs, contact Montgomery Exterminating at 918-438-4885 or www.montgomeryexterminating.com.
