Avoiding Conflicts with Builders
This show originally aired July 9, 2011.

The topics of this show include:
Insurance Deductibles with Tedford Insurance; Exterminating Beetles with Montgomery Exterminating; Avoiding Conflicts When Building and Remodeling with Richardson, Richardson, Boudreaux, Keesling.

Avoiding Conflicts When Building and Remodeling-    There are many conflicts that can be avoided when building and remodeling.  Many conflicts occur between the general contractor and the sub-contractors.  Sometimes the sub-contractor will put a lien on your home when the conflict may be against the general contractor.  Make sure that all details are worked out in a contract.  Don't assume that it will be okay.  For example, if the sub-contractor leaves extra supplies and trash around and the g. contractor hires someone to clean up and charges the sub-contractor who in turn doesn't agree with the charges.  A conflict occurs.  When it comes to filing a lien, there is a 30 day limit after the last day worked.  As a buyer, ask for a lien release from every sub-contractor when you go to closing.  It may be difficult to obtain but would provide a great deal of safety for the homeowner/buyer.  Also get an affidavit from the builder stating that they have given a complete list of all the sub-contractors with lien releases.

A good builder is a builder that doesn't have to build another house.  A good builder will not have to use the money from a previous transaction or build in order to start your home.  Some builders will have to use the money from one transaction to start and pay for the next one.  If a problem arises and you are the last home they build, you could end up with an unfinished home if sub-contractors and suppliers begin to place liens to obtain their money.

Make sure that before you put a builder under contract when you are building or remodeling, make sure that everything is laid out in the contract. Don't leave things out and assume that there won't be any problems.  Consider how you want a dispute to be handled? Who will pay for what?

Remember to hire an agent that has lots of experience with building, working with builders, and when to talk to an attorney, so that you can avoid may of the pitfalls and problems that can arise with building and remodeling.

Insurance Deductibles-  Deductibles are changing with all the recent storms and costs of these storms.  One way to keep your insurance cost down is to increase your deductible- which essentially increases your risk.  When you increase your deductible, the insurance cost to you will go down.  There may be a flat deductible, percentage deductible and split deductible.  A percentage deductible will cost you a percentage of the value of your home.  Don't be caught off guard, contact you agent and go through your insurance policy.

For insurance in Oklahoma, contact Mike Tedford, Tedford Insurance, 918-299-2345 or www.tedfordinsurance.com

Exterminating Beetles-    Beetles are coming in everywhere.  When we put a pest control barrier on the outside it will help kill and prevent bugs from coming in.  A barrier on the inside will be able to kill most anything else that might come in.  Even all these products will not kill 100% of pests.  Let us help you prevent pests in your home and business.

For all your Tulsa, OK area pest control needs, contact Montgomery Exterminating at 918-438-4885 or www.montgomeryexterminating.com.
